Totality Estates was founded to bring institutional-grade due diligence to retail Dubai property buyers. The Dubai market has hundreds of brokers but very few who underwrite a deal the way a fund analyst would — running price-per-sqft against comparable inventory, checking service-charge drag, modelling vacancy risk, stress-testing the exit. That's our default mode.
Who we work with
International investors building a Dubai allocation, end-user families relocating to the UAE, and operators reallocating between properties. Tickets range from AED 1M apartments to AED 100M+ ultra-luxury — the diligence approach is the same; only the inventory list changes.
How we differ
We are deliberately small. We don't take every client and we don't list every property. We refuse mandates where the brief is unrealistic (e.g. 'I want 12% net yield in Downtown') and we say no to developers whose projects we wouldn't put our own money into. The result is a smaller dealflow than a bulk listing portal, but the conversion-to-completion rate stays high.
