The thing nobody tells you about renting in Peninsula is that “Peninsula” is not one building, it is five phases with different views, different price logic and different day-to-day feel. Get the phase wrong and you can pay a canal premium for a unit that looks at a car park. Get it right and you land light, a promenade downstairs and a genuine neighbourhood, for less than the equivalent trophy address in Downtown. This is the practical version of that decision, honest about the trade-offs.
Key numbers to anchor on
Studios in Peninsula commonly start around AED 85,000 a year. One-bedrooms often appear from AED 115,000 a year, and view, floor and finish push those up fast.
Decide early whether you are optimising for view, meaning light and skyline, or for value, meaning an efficient layout and a lower monthly. You cannot have both at once, and that is fine.
Trade your cheques deliberately, get any minor works in writing, and book the move-in permit early. Service elevators are a real bottleneck at weekends.

Why Peninsula keeps landing on tenant shortlists
Peninsula, by Select Group, is a master-planned waterfront cluster stitched into the Business Bay canal loop. Promenade, pocket parks, a more coherent urban fabric than the average one-off tower dropped onto an arterial road. The phase names change, Peninsula One, Two, Three, Four (The Plaza) and Five, but the themes repeat: floor-to-ceiling glass, proper gyms and pools, and long sightlines toward Downtown.

One caveat worth its own line: listings use “Peninsula” loosely. Filter by community on the portal, then cross-check the phase, One, Four, Five and so on, inside the actual description.
How to actually find a unit in Peninsula
Three steps you will use
Start on the right portals. Bayut, Property Finder or TotalityEstates.com, and search Peninsula Business Bay. Set rent type to yearly unless you are after short stays. Save the search, because new stock tends to arrive in clusters after handovers.
Apply the filters that matter. Beds, furnished versus unfurnished, size, balcony, view (canal or Burj), and floor. If light matters to you, ask the agent for orientation. West-facing canal views are gorgeous at dusk and warmer in the afternoons, which is a real trade, not a detail.
Cross-check by phase. Shortlist Peninsula Five and Peninsula Four (The Plaza) if you want variety and an active ground plane. Peninsula One and Two carry more value-leaning stacks. Always verify the view corridor on the specific unit, not the listing photo.

Types, sizes and price signals
The usual Dubai spread: studios, one-beds, two-beds, three-beds, and in some phases duplex lofts. Size shifts by stack and balcony, but the two levers that actually move price are view premium and floor height.
- Studios commonly start around AED 85,000 a year.
- One-bedrooms regularly appear from AED 115,000 a year and climb with view, finish and floor.
- Two and three-bedrooms run wider bands. Verify per phase, stack and orientation.
Price snapshot (illustrative, verify per listing)
| Type | Avg annual starting point (AED) | Typical asking range (AED) | Notes |
|---|---|---|---|
| Studio | ~85,000 | ~70,000 to 100,000 | View, floor and furniture push numbers up |
| 1 bedroom | ~115,000+ | ~115,000 to 180,000 | Burj and canal exposures command premiums |
| 2 bedroom | varies | ~180,000 to 260,000+ | Wide band, check stack and orientation |
| 3 bedroom | varies | ~320,000 to 450,000+ | Larger plans plus trophy views sit at the top |
Short-lets and monthly furnished options skew the picture. Compare like for like, annual against annual, furnished against furnished.

Amenities and micro-location, the bits you feel daily
Peninsula commits to waterfront living: a continuous promenade with cafés and retail, and, depending on phase, sports courts, tracks and family spaces. It is walkable, and it reads as a neighbourhood rather than a tower with a lobby. That is the real difference from a block parked on a busy Business Bay road.

Phase cheat-sheet
- Peninsula Five. The most variety. Many stacks angle to the canal with Downtown and Burj peeks. Good hunting ground for view-first one-beds.
- Peninsula Four, The Plaza. Two towers plus duplex lofts around an active plaza, with café life downstairs.
- Peninsula Two. Convenience-first, with community retail that takes the friction out of daily errands.
- Peninsula One. Early flagship stock. Efficient layouts, and value-leaning options still exist.
Two options, so the choice feels real
Option A, view-first one-bed (Peninsula Five, canal/Burj corridor)

- Size: ~710 to 780 sq ft, high floor, strong light
- Asking: AED 150K to 165K annual
- Pros: daily light, skyline moments, newer finishes, usually quieter above road level
- Cons: higher rent per sq ft, and some west-facing stacks catch sunset glare
- Offer strategy: try AED 148K in 2 cheques with minor works (deep clean, paint touch-ups, A/C service) plus 7 to 14 days rent-free. If price is sticky, consider 4 cheques but hold onto the works and a small appliance credit.
Option B, value-first one-bed (Peninsula One or Five, mid stack)

- Size: ~650 to 720 sq ft, mid floor, filtered canal or community view
- Asking: AED 120K to 135K annual
- Pros: efficient layout, lower A/C load, more room to negotiate
- Cons: less dramatic window moments, and some stacks get corridor noise at peak times
- Offer strategy: aim for AED 118K in 1 to 2 cheques with paint plus minor snagging and a blinds or blackout allowance, or AED 122K in 4 cheques with a firm move-in date.
Why the cheque talk? Dubai landlords often collect one to four post-dated cheques for the year. Offering fewer cheques can sometimes improve the price, though not always. More cheques help your own cash flow. It is a lever, so use it.
Negotiation playbook, what actually works
- Cheques against price. If the price will not move, push for a rent-free overlap of 7 to 14 days or a better minor-works package instead.
- Minor works and readiness. Ask for a deep clean, paint touch-ups, A/C service, a sealant refresh and appliance checks. For furnished units, attach an inventory list with photos.
- Deposit clarity. Typically 5 percent unfurnished, 10 percent furnished, both refundable. Put the return conditions in writing.
- Agency fee and VAT. Market norm on annual rentals is 5 percent of annual rent, plus 5 percent VAT on that fee.
- Dates. Confirm the move-in permit and elevator booking early. Weekends fill up.
Lease checklist: documents, registrations, utilities
Your documents as tenant:
- Passport and UAE residence visa copies
- Emirates ID, or proof the visa is in process
- Cheques for the security deposit, agency fee and rent
- Proof of income if requested
Landlord’s documents, which you need for Ejari:
- Title deed copy
- Landlord ID, or company documents
- Signed unified tenancy contract
Ejari registration. This is the official lease registration. Do it online through Dubai REST or at a service centre for a modest fee. It is required for utilities and any official dealings. Register every co-occupant, family or flatmates included.
DEWA, electricity and water. Activation follows Ejari. Expect a refundable deposit, commonly around AED 2,000 for apartments, plus connection and activation fees. Take meter photos at key handover.
District cooling. Common in Peninsula. Put the account in your name, find the thermostat and filter access, and budget a monthly line for cooling.
The monthly reality (illustrative scenarios)
Planning numbers to help you feel the monthly. Swap in live figures for your own unit.
| Scenario | Annual rent | Deposit (ref.) | Agency fee (5% + VAT) | Ejari | Cooling & utilities* | Approx. monthly all-in (year 1) |
|---|---|---|---|---|---|---|
| Value-first 1BR (Peninsula One/Five mid) | 120,000 | 6,000 (5%) | 6,300 | ~215 | Cooling plus E/W metered | ~10,700 to 11,100 |
| View-first 1BR (Peninsula Five canal/Burj) | 156,000 | 7,800 (5%) | 8,190 | ~120 (online) | Cooling plus E/W metered | ~13,400 to 13,900 |
*District cooling and electricity/water vary with usage. Deposits are one-time and refundable.
Furnished versus unfurnished, what actually changes
| Item | Furnished | Unfurnished |
|---|---|---|
| Deposit | Typically 10% of annual rent | Typically 5% of annual rent |
| Rent level | Often 8 to 15% higher than comparable unfurnished | Lower headline, but an upfront furniture outlay |
| Flexibility | Good for shorter horizons | Better for 18 to 24 months and up |
| Exit disputes | More negotiation, inventory matters | Simpler |
If the furniture is tired, request replacements or a small rent credit before you sign, not after.
Peninsula versus wider Business Bay
| Factor | Peninsula | Wider Business Bay (non-Peninsula) | What it means for you |
|---|---|---|---|
| Setting | Waterfront loop, promenade and pocket parks | Mixed plots, some waterfront, some arterial roads | Peninsula wins on walkability and consistency |
| Stock age | Newer phases, modern specs | Mixed vintages | Peninsula gives you less variance |
| Views | Canal plus selective Burj corridors | Varies widely | Peninsula view stacks command premiums |
| Amenities | Pools, gyms, plaza retail | Building gyms and pools common | Everyday convenience is easier inside Peninsula |
| Noise | Plaza energy at peaks, water softens traffic | Traffic-forward on some roads | Choose orientation and floor carefully either way |
| Rent levels | Generally a premium over area averages | Wider low-to-high spread | Decide if the premium is worth it to you |
| Parking & access | Structured parking, pedestrian emphasis | Similar parking, car-first planning in many blocks | If you walk, Peninsula is pleasant day to day |
Peninsula wins when you care about light, water and a self-contained feel. Broader Business Bay wins when you want to minimise AED per month and do not need the promenade.
FAQ, from real renter questions
Is Peninsula more expensive than the Business Bay average? Generally yes. The waterfront setting and newer stock carry a premium over the wider area.
Can I get a genuine Burj view from Peninsula? Yes, in select stacks across phases, not all of them. Peninsula Five and parts of The Plaza offer corridors toward Burj Khalifa. Verify on the actual unit.
Annual or short-term, what is smarter? For most 12-month stays, annual works out cheaper than the short-let equivalent.
How many cheques are normal? Between one and four post-dated cheques is typical.
What is a fair security deposit? Commonly 5 percent unfurnished and 10 percent furnished, refundable at exit subject to condition.

Documents to keys, a simple timeline
T-7 to T-5. Scan passport, visa and Emirates ID. Decide the cheque plan, set the budget band and move-in week, shortlist 4 to 6 units.
T-4 to T-3. Run back-to-back viewings, pick one view-first and one value-first candidate, draft the offer (rent, cheques, minor works, rent-free).
T-2. Offer accepted, contract prep begins. Prepare the deposit and agency fee, agree key handover and the move-in permit steps.
T-1. Sign the tenancy, lodge deposit and agency fee, register Ejari, book DEWA and district cooling, confirm the lift slot.
T (keys). Collect keys and cards, record an entry-condition video, start deliveries in order: curtains, bed, appliances, sofa.
Move-in day essentials
- Elevator and access. Book the service lift and loading bay, share vehicle plates with security.
- Deliveries. Curtains or blinds first, for privacy and heat, then bed, fridge if needed, washer, then the big furniture.
- Cooling and utilities. Photograph meters, locate the thermostat and filter access.
- Snagging. Photograph pre-existing wear: wardrobes, under-sink, balcony tracks.
- Paperwork. Keep tenancy, Ejari, deposits, cooling and DEWA references, permit slips and the inventory in one folder.
- First week. Walk the promenade at different times, time your commute, save the building manager’s service request channel.
Common mistakes, and the quick fix
- Chasing the listing angle instead of the real view. Verify on the unit, at your actual living time of day.
- Ignoring orientation and A/C load. Morning versus afternoon sun changes both comfort and bills.
- Leaving move-in logistics too late. Permit and lift slot early, always.
- Skipping a minor-works list. Write it down with dates.
- Not trading cheques strategically. Use them to win rent-free days or works.
- Undocumented furnished inventory. Add an inventory addendum with photos.
- Assuming Peninsula is one building. Double-check phase and stack.
- Comparing short-let to annual. Different economics, so compare annual against annual.
- Forgetting co-occupant admin. Register everyone in Ejari and REST.
- Rushing the last five minutes. Entry-condition video and meter photos before you relax.
