How villa pricing actually works

List price ≠ market value. Developer launch prices reflect their cost-plus model; secondary resale within the same community 1-2 years later often re-prices the same plot type 15-30% higher (or lower) depending on absorption. We show both numbers when relevant.

What to ask before signing

Plot size and orientation, finishing spec (developer often offers 2-3 packages), service charge per sqft post-handover, community amenities timeline (clubhouse / pools / school slots), and DLD waiver eligibility. Each of these moves the IRR by 1-3% — material on a 7-year hold.
