How to use this catalog
Every project on this page is one we track and can underwrite: live off-plan launches and phases across Dubai, Abu Dhabi and Ras Al Khaimah, from sub-AED 1 million studios to AED 15 million-plus branded residences. Filter by market and budget, tick New launches if you only want first-release pricing, or Beachfront if the water is the point.
A listing here is not a recommendation. It means the project is real, registered and selling. Whether a specific unit makes sense depends on the price you pay against what comparable ready stock trades at, the payment plan, the developer’s delivery record, and how much competing supply is due nearby at handover. That is the work we do before we send anyone a shortlist.
How we screen a project
Each opportunity we put in front of a client goes through Totality Verify™. In practice that means five checks.
Entry price against market. We compare the launch price per sq ft with DLD transactions for completed buildings in the same community. A project priced well above finished stock next door needs a strong reason to justify the premium.
Developer track record. Delivery history on previous projects, how far handover dates slipped, and build quality on what is already standing.
Payment plan as leverage. A 60/40 or post-handover plan changes your return on cash far more than a small discount does. We model what you actually pay in, and when.
Supply at handover. We look at how many units complete in the same area in your handover year, because that sets the rent and resale competition you will face.
Exit options. Can the unit be assigned before completion, at what percentage paid, and what the developer charges to do it. An off-plan purchase without a realistic exit is a bet on handover alone.
Dubai, Abu Dhabi or Ras Al Khaimah
Dubai is the deepest and most liquid market, with the widest choice of developers, budgets and resale buyers. It is also where supply discipline matters most, because launch volume is high and some communities will see heavy handovers between 2027 and 2030.
Abu Dhabi has fewer launches and a more measured supply pipeline. Saadiyat, Yas and Al Reem attract end-users and long-hold investors, and the island districts carry a scarcity argument Dubai’s inland communities do not.
Ras Al Khaimah is the growth story. Al Marjan Island has a fixed land supply, an integrated resort under construction and entry prices still below comparable Dubai waterfront. It suits investors willing to hold through the build cycle.
Our area guides cover prices and yields for each community.
New launch or assignment?
Launches are only half the market. In 2026 developers released far fewer new projects than in 2025, while some investors who bought in 2024 and 2025 now want to exit before handover. The result is a steady supply of assignments, units resold by the original buyer, some of them priced below what that buyer paid the developer.
A new launch gives you first-release pricing and the full payment plan. An assignment can give you a lower entry price and a shorter wait to completion, but you take over the remaining instalments and pay the developer’s transfer fee. We source both. If price matters more than picking from a brochure, start with our distressed deals and the assignment playbook.
Frequently asked questions
Is my money protected when I buy off-plan in Dubai?
Payments for registered off-plan projects go into an escrow account regulated by RERA, and the developer can only draw funds as construction milestones are certified. Your purchase is registered with the Dubai Land Department through the Oqood system. Always confirm the project’s escrow account before paying anything.
What does it cost to buy off-plan on top of the price?
In Dubai the main cost is the 4% Dubai Land Department fee plus a small registration charge. The 2% agent fee applies to resale and assignment purchases only, not to units bought direct from the developer. Our cost to buy guide lists every line item.
Can I sell before the project is finished?
Usually, yes. Most developers allow an assignment once a set percentage of the price has been paid, often 30% to 40%, and charge a transfer fee. The terms vary by developer and are worth checking before you sign the original purchase agreement.
How many projects are on this page?
The catalog updates as launches open and phases sell out, so the count changes week to week. If a project you have seen elsewhere is missing, send us the name and we will tell you whether we can access it and what the numbers look like.
