Q1 2025: A Market on the Move
The first quarter of 2025 brought a 23% surge in total property transactions, reaching 42,422 deals, according to data from the Dubai Land Department. The value of these transactions jumped to AED114 billion, up 29% from Q1 2024.
Villa sales are leading the charge, with transactions climbing 65% year-on-year and total value reaching AED53.4 billion. What’s even more impressive is the 92% increase in average villa prices, driven by rising demand for larger, lifestyle-focused homes. Apartments remain dominant in transaction volume, but villas are where the sharpest growth - and biggest returns - are unfolding.
A Shift Toward End-Users and Long-Term Confidence
One of the defining shifts in 2025 is who’s buying. The market is no longer the domain of short-term investors or flippers. Today, 50% of buyers are end-users - a 22% jump from the previous quarter. This signals deeper confidence in Dubai as a place to live, not just invest.
At the same time, mortgage-backed purchases now account for 57% of Betterhomes’ sales. This trend underscores growing demand from residents and international professionals eager to secure homes for the long haul, not just capital appreciation.
According to Jeffrey De Souza of Lomond, the choice between renting and owning has never been clearer: “With mortgage rates stabilising and values rising, buyers are turning monthly rent into equity.”
Luxury Living and Global Capital Inflow
The luxury segment continues to outperform expectations. Properties priced above AED15 million saw a 44% year-on-year rise in transactions, while secondary market luxury sales spiked 77%. Prime areas like Palm Jumeirah, Emirates Living, and Downtown Dubai remain hotbeds of high-value activity.
The appeal for international buyers lies not just in luxury, but in livability. Finished homes in upscale, well-connected communities offer immediate lifestyle benefits and rental income - something speculative off-plan properties can’t match in the short term.
A Rental Market in Overdrive
Investor landlords are also reaping the benefits of Dubai’s booming rental sector. Tenant enquiries rose 36% in Q1, with families and professionals driving strong demand for upgraded living. Townhouses saw a 199% spike in leasing interest, while apartments posted a solid 39% increase.
Tenants are thinking long-term, too. Multi-year contracts are becoming the norm as residents seek stability and landlords enjoy reduced turnover and dependable returns.
Supply Is Catching Up, but Demand Is Relentless
Developers aren’t sitting still. Over 7,800 new residential units were delivered in Q1 2025, with 97,000 more expected by the end of 2026. Areas like Dubai Creek Harbour, Zabeel, and Dubai South are seeing major launches, helping to balance supply and meet relentless demand.
Still, with demand growing from local and international buyers alike, prices are likely to remain firm, particularly in the villa and luxury categories.
