RAK Central is a major mixed-use district in Ras Al Khaimah being developed by Marjan as a new business and lifestyle hub. The project combines Grade A office space, residential communities, hotels, retail, entertainment, public plazas, and civic infrastructure in one integrated district. In practical terms, it is being positioned as a future city centre rather than just another off-plan cluster, which is probably why the area is attracting so much attention from investors and developers right now.
RAK Central is located on Sheikh Mohammed bin Salem Al Qasimi Street, directly off the E11 corridor in Ras Al Khaimah. Official project material places it near Al Hamra and within easy reach of Al Marjan Island, which is part of its appeal, because it sits close enough to the emirate’s strongest tourism corridor while still being positioned as a more urban, business-led district.
RAK Central spans about 3.1 million square feet of land, according to Marjan’s masterplan. Later project updates also reference around 8.37 million square feet of gross floor area, which is a different figure and often gets confused online. The simpler way to explain it is this: 3.1 million square feet refers to the land footprint, while 8.37 million square feet reflects the wider built potential across the district.
RAK Central is planned to include around 3 million square feet of rentable office space, more than 4,000 apartments, four hotels with over 1,000 keys, retail and entertainment areas, parks, green spaces, and connected public infrastructure. Marjan also describes the wider district as including business zones, residential neighbourhoods, hospitality, learning environments, and civic uses, which makes it feel more like a planned urban core than a single-purpose real estate project.
There is not one single completion date for all of RAK Central because the district is being delivered in phases. Marjan announced that infrastructure works were completed in September 2025, while RAKEZ said the flagship RAK Central HQ office complex is scheduled for construction completion in Q4 2026, with a full commercial launch in Q1 2027. Some individual residential projects inside the district are targeting later dates, including at least one residential project that Marjan said is scheduled for Q4 2027.
RAK Central could be a strong long-term investment area, especially for buyers who want exposure to Ras Al Khaimah’s emerging business and urban growth story, not only its resort and beachfront market. The case looks stronger now than it did at launch because infrastructure has already been completed, plots have sold out, the HQ office complex has moved into leasing through JLL, and named projects are already being announced inside the district. Still, it is probably smarter to treat RAK Central as a district-level opportunity first, then underwrite the exact project and unit second, because not every launch inside a strong masterplan performs equally well.
Not necessarily better, just different. RAK Central is being positioned as a business and lifestyle district with offices, residences, hospitality, and public infrastructure. Al Marjan Island is more clearly a waterfront, resort, and leisure-led destination. So if a buyer wants exposure to tourism, beachfront living, and hotel-driven demand, Al Marjan Island may feel more compelling. If a buyer wants earlier exposure to what could become Ras Al Khaimah’s main commercial centre, RAK Central may be the more strategic play. In other words, they serve different investment narratives, even though they sit in the same broader growth corridor.
RAK Central HQ is the flagship office development within the broader RAK Central masterplan. RAKEZ describes it as a first-of-its-kind Grade A commercial district in Ras Al Khaimah, anchored by five LEED Gold-certified towers and supported by retail, F&B, and premium amenities. JLL was appointed as the exclusive leasing advisor, which matters because it signals the office component is being positioned for serious occupiers, not just marketed conceptually.
