A few of what’s available now. The list changes as units sell and new sellers come to market.

Example figures of recent opportunity types. Exact prices and savings are confirmed against the DLD record and developer ledger before any deal is shared. Project names appear where a Trakheesi permit is in place.

The background

Why do these deals exist?

A seller against a deadline prices differently from one who can wait. That gap is where you buy below what they paid, sometimes below nearby units in the same building. Four situations come up again and again.

Ber Mitchell · how Totality sources and checks a deal
01

Exit before handover

The owner wants out of an off-plan contract before the building completes.

02

Cash needed elsewhere

The capital is wanted for another deal, a business, or a life event.

03

A plan instalment is due

Falling behind can cost more than selling at a discount, so they price to move.

04

Rotating capital

The owner is moving into a different asset or market and wants a clean, fast sale.

Swipe the reasons

Not every resale is distressed and not every discount is a deal. We pass on only the ones where the numbers hold up, and label each for what it is.

How we work

We don’t just find property. We look for mispriced property.

Anyone can forward a listing. Before a deal reaches you, we run it through the checks we would want on our own money.

The original price includes the 4% DLD the seller paid on purchase, so the discount is measured against their real cost. The developer NOC fee is agreed per deal, usually the seller’s. Every deal comes with this full breakdown.

Inventory moves constantly. Well-priced units tend to sell first.

Distressed property in Dubai, answered

Before you request the list

What is a distressed property in Dubai?
A property whose owner needs to sell quickly and has priced it to do so, often below what they paid. We use the word only where the seller's position is confirmed. Other units are labelled as below original price, motivated seller or off-plan resale.
Why would someone sell below their original purchase price?
Usually timing. A developer instalment is due, the cash is needed elsewhere, or the owner wants out before handover. Falling behind on a payment plan can cost an owner more than selling at a discount.
Are these properties off-plan or completed?
Both. Most are off-plan resales, where you take over the owner's contract with the developer. Some are completed units. Each deal says which.
Can foreigners buy distressed property in Dubai?
Yes. Any nationality can buy with full ownership in Dubai's designated freehold areas, and the deals we send are in those areas.
Do I need to be in Dubai to buy?
Often not. Many transfers can be completed through a power of attorney, though the requirements depend on the developer and the type of transfer. We confirm what applies to a unit before you commit.
How quickly do distressed deals sell?
It varies. A well-priced unit in a building that trades often can go within days. Others take weeks. We tell you how long a unit has been available.
Can I use a mortgage?
On completed properties usually yes, subject to bank approval and valuation, for residents and non-residents on different terms. On off-plan resales finance is limited and depends on the bank, the developer and the construction stage, so most are bought with cash.
Do you charge buyers commission?
Our buyer commission is 2% of the purchase price. It is included in the all-in figure on every deal, along with the DLD transfer fee and the trustee fee.
Can you verify the seller and property?
Yes. Ownership is checked against Dubai Land Department records before any money moves, and the transfer itself goes through the developer and a DLD trustee office.
Can you negotiate the price further?
Often. The asking price is where the seller starts, and how far it moves depends on their deadline. We tell you where we think there is room and where there is not.
What happens to the remaining developer payment plan?
On an off-plan resale you take it over. The remaining instalments and the handover payment become yours on the developer's schedule. Every deal shows what has been paid and what is still owed.
Can I resell the property later?
Yes. A completed property can be resold after transfer. An off-plan unit usually needs a minimum share paid to the developer first, commonly 30 to 40%, plus the developer's approval.

The best deals rarely stay available for long.
