Up 8.8% year on year, with volumes rising at the same time, is a genuine demand signal rather than a scarcity spike.

Mortgage transactions rose 40.3% to 4,077, and their total value jumped 54.1% to AED 14.1 billion. This is the line most people skim past. More borrowing, at higher average ticket sizes, means financing got easier and buyers were comfortable using it. Dubai has long carried a reputation as a cash market.
