JW Marriott Residences
Al Marjan Island · by Marriott Bonvoy
JW Marriott branded beachfront homes on Al Marjan Island, in the fast-rising Ras Al Khaimah market.

JW Marriott Residences: key facts
The design story
JW Marriott is the flagship of Marriott's luxury tier, and this brings it to Al Marjan Island in Ras Al Khaimah, the beach island being reshaped by the arrival of Wynn Al Marjan, the region's first casino resort. The residences sit on the beachfront, with JW Marriott hotel service attached.
Homes run from one to three bedrooms, at an entry price well below the equivalent Dubai branded stock. The appeal here is twofold: a globally recognised hotel brand, and direct exposure to the Al Marjan growth story as the resort strip fills in.
For a buyer who wants a branded, serviced beach home and a position in a rising market rather than pure prestige, JW Marriott on Al Marjan is a well-known name at an accessible number.

JW Marriott Residences: FAQs
The expected handover is in Q4 2027. As of now, there are no announced delays, and development progress appears aligned with the proposed timeline.
The developer offers a 70/30 payment plan, 70% during construction and 30% on completion. There’s no mention of post-handover payment flexibility, but it is structured to minimize upfront financial pressure.
Residents will have access to private beaches, infinity pools, wellness and spa centers, signature restaurants, fitness areas, children’s zones, concierge services, and landscaped outdoor spaces. All amenities are built to five-star JW Marriott hospitality standards.
The project is centrally located on Al Marjan Island with fast access to Ras Al Khaimah’s best facilities. Major hospitals and international schools are within a 20–30 minute drive, while shopping destinations like Al Hamra Mall are about 10 minutes away.
Service charges have not yet been publicly disclosed. However, as a branded residence managed by Marriott, they are expected to align with other premium beachfront properties, likely in the AED 18–25/sq.ft range.
While there is no guaranteed return, the project offers an optional Marriott-managed rental program. Estimated gross rental yields range from 13% to 18% annually, depending on market conditions and unit type.
No official incentives such as DLD fee waivers or post-handover plans are publicly listed at this time. However, developers occasionally introduce promotions, especially during pre-launch and early sales phases.
Al Marjan Island is rapidly developing into one of the UAE’s top investment destinations, especially with the Wynn Resort bringing global attention. Its proximity to three airports and new tourism infrastructure makes this project a strategic long-term asset.
Branded beachfront residences typically outperform standard developments. Given the JW Marriott brand and the Al Marjan location’s growth trajectory, strong capital appreciation is expected over the coming years.
The units come fully furnished, but customization options have not been detailed. As with most branded residences, buyers may be able to select from curated interior palettes or upgrade furniture packages during early sales phases.
