Yas Golf Collection is the low-risk way to own on Yas Island. You pay a premium for golf frontage and a finished Aldar building that can earn rent from day one. What you get back is lower volatility than almost anything else on my list.
Yas is one of the three areas my team focuses on, with Dubai Islands and Al Marjan Island. I rate it among the best locations in the UAE for long-term capital growth. Yas Golf Collection is where I send clients who want that growth without construction risk.
The easy money has already been made, though. Studios that launched from AED 705,000 in 2022 now ask AED 1.4 million to 1.6 million. From here the returns are steadier, and the unit you pick matters more than it did at launch.
What Yas Golf Collection is
Yas Golf Collection is an AED 1.7 billion Aldar community wrapped around Yas Links, the championship golf course on the island’s west side. It has 1,062 apartments and duplexes, from studios to three-bedrooms. Aldar launched it in July 2022 and handovers began from Q3 2025.
The unit mix matters for investors. Some studios and one-beds come furnished. About 140 of them, in the Souq buildings, were built as hotel-style rental stock. The two- and three-beds come unfurnished, with study rooms for people who work from home.
The amenities are what you’d expect from Aldar: pools, gyms, a running track and a retail souq with a supermarket on site. The views split three ways, golf course, mangroves or theme parks, and that split moves the price more than anything inside the unit.
Yas Golf Collection prices in 2026
Studios average about AED 1.4 million, one-beds about AED 2 million and two-beds about AED 2.8 million to 3 million. Compared with launch, studios have roughly doubled and one-beds are up 60% to 75%.
| Unit | Size (sq ft) | 2022 launch price (AED) | Asking today (AED) |
|---|---|---|---|
| Studio | 451 to 488 | from 705,000 | 1.4M to 1.6M |
| 1-bed | about 850 to 880 | from 1.24M | 1.95M to 2.2M |
| 2-bed | about 1,236 | not published | 2.9M to 3.2M |
| 3-bed | varies | not published | 5.75M to 7.3M |
Today’s figures are asking prices on Bayut, not completed sales. Even so, Yas apartment prices rose about 18% in the year to June 2026.
The golf premium is already in the price. Yas apartments averaged about AED 1,922 per square foot in March 2026. Yas Golf Collection asks roughly AED 2,350 to 3,300. You’re paying for the golf course outside the window and a new building. For the full picture of the fees you add on top, see our cost-to-buy guide.
Rents, yields and the Abu Dhabi rent freeze
Yas Golf Collection rents well, but yield isn’t the headline. Expect roughly 4.5% to 6.5% gross, before service charges of about AED 13 per square foot.
| Unit | Typical price (AED) | Annual rent (AED) | Gross yield |
|---|---|---|---|
| Studio | 1.4M | 80K to 90K | 5.7% to 6.4% |
| 1-bed | 2.0M | 91K to 125K | 4.5% to 6.25% |
| 2-bed | 2.8M to 3.0M | 135K to 165K | 4.5% to 5.9% |
The low end of each range is the registered Yas average from ADREC. The high end is what Yas Golf Collection listings ask. New stock on the golf course should beat the island average, so the real figure sits somewhere between. Service charges take another 0.5 to 0.8 points off. For comparison, Bayut put the Yas-wide gross yield at 5.8% in March 2026.
The rent freeze
On June 2, 2026, Abu Dhabi cut the permitted annual rent increase from 5% to 0%. A new contract on a previously rented unit can’t exceed the last Tawtheeq-registered rent for that unit, and no end date has been set.
For a newly handed-over building like Yas Golf Collection, that makes the first lease unusually important. As I read the rule, the first lease on a unit that has never been rented is set at market. After that, it becomes the ceiling for as long as the freeze lasts. Confirm this with ADREC before you sign, because it decides your income for years.
Rents had run hard before the freeze. Colliers recorded rental growth of about 32% to 33% year on year on Yas in Q1 2026. Since then, asking rents have eased, and about 7,700 new units are under construction on the island.
Short-term letting
Short lets need a DCT holiday-home licence, and since January 1, 2026, a unit can’t appear on any booking platform without one. Occupancy data for Yas varies widely between providers, from about 36% to 69%. I plan on 45% and treat anything above it as upside. F1 week is the outlier: in 2024, accommodation rates peaked about 170% above the week before.
Which unit to buy
I tell clients to buy a one-bed or a two-bed. They work for both long-term and short-term tenants, which keeps your options open if the market or the rules shift.
Two things decide your resale price. First, the golf view. It’s what buyers ask for first and pay most for, and a unit facing another building is a different product. Second, the floor: higher is always better.
On strategy, I only recommend a long-term lease if you live in Abu Dhabi. If you’re buying from Dubai or abroad, set the unit up for short lets. Remember that the two-beds come unfurnished, so budget for furniture and a DCT licence before the first booking.
The numbers are closer than most people expect. At 45% occupancy and AED 600 to 900 a night, a one-bed grosses roughly AED 100,000 to 150,000 a year, before management fees of 15% to 20%. That’s about what a long lease pays. The difference is flexibility: a licensed holiday home isn’t tied to a registered Tawtheeq rent, so you can raise prices for F1 week and the winter peak. I read that as putting short lets outside the rent freeze, but confirm the holiday-home position with ADREC and DCT before you rely on it.
Studios carry the best yield on paper. The problem is the exit: they’re the most expensive per square foot and compete with every new furnished unit on the island. If you bought a studio at launch, this is a reasonable time to take the gain.
Where prices go by 2030
My base case is steady growth of 4% to 6% a year, not another doubling. Take a two-bed of about 1,236 square feet bought at AED 3 million today:
| Scenario | Annual growth | 2030 value (AED) | What has to happen |
|---|---|---|---|
| Bull | 8% to 10% | 4.1M to 4.4M | High-speed rail on time, Disney visibly under construction, regional tension fades |
| Base | 4% to 6% | 3.5M to 3.8M | New supply absorbed, rent freeze stays, no escalation |
| Bear | flat to minus 10% | 2.7M to 3.0M | Supply lands all at once, freeze stays, regional situation worsens |
Three things hold the base case back. The rent freeze caps income, and prices can’t run far ahead of rents for long. Yas has the largest share of Abu Dhabi’s construction pipeline. And regional tension is real: Dubai home sales fell 47% in value in Q3 2026, even as Abu Dhabi prices kept rising through the first half.
The catalysts, ranked for Yas Golf Collection
Golf frontage nobody can copy. Yas isn’t running out of land for apartments, since Yas Point alone adds about 1,600 homes. It is out of frontage on Yas Links. That protects this community’s premium over the rest of the island.
The Abu Dhabi to Dubai high-speed rail. It’s the most concrete catalyst before 2030: over USD 8 billion in contracts, a station on Yas and about 30 minutes to Dubai. It turns Yas into a place you can live while working in Dubai.
Sphere Abu Dhabi. A USD 1.7 billion venue between Yas Mall and SeaWorld, due to finish by the end of 2029. It lifts event and short-let demand more than long-term rents.
Disneyland Abu Dhabi. The biggest catalyst long term, but the least relevant to a 2030 exit. There’s no confirmed opening date, and the site is in Yas North. Expect buyers to start pricing it in once cranes go up.
How long to hold
Five years minimum, with a target sale window of 2031 to 2033. That lets you sell after the high-speed rail opens and while Disney is approaching opening rather than after it, and it spreads the round-trip transaction costs over several years of rent and growth. If you might need the money back within two or three years, buy something else.
Yas Golf Collection vs other Yas Island communities
On Yas, Yas Golf Collection is the quality hold. It isn’t the cheapest entry or the highest yield.
| Community | Status | Example price (AED) | Best for |
|---|---|---|---|
| Yas Golf Collection | Ready | 1-bed 1.95M to 2.2M | A quality hold with rent from month one |
| Water’s Edge | Ready, older, canal-side near Yas Mall | 1-bed 1.5M, 2-bed 2.2M | Income: about 5.5% to 5.9% gross |
| Ansam | Ready, older, low-rise on Yas Links | golf-view studio 1.67M | Rarely the better buy at the same price |
| Gardenia Bay | Off-plan, handover Q2 to Q3 2027 | 1-bed 1.55M to 1.68M resale | A flip, only below market |
| Yas Riva Residences | Off-plan, handover Q4 2029 | 1-bed from 1.85M, 65/35 plan | Long hold with little paid upfront |
| Sama Yas | Off-plan, handover Q3 2028 | 2-bed plus maid 4.5M to 4.9M | Families, above a AED 2M budget |
At AED 2 million, Water’s Edge gets you a two-bed instead of a one-bed, but you compete with hundreds of other rental listings and give up the new-building premium. Ansam sits on the same golf course at the same or higher price per square foot in older buildings, so I’d generally pick Yas Golf Collection. Gardenia Bay has nearly 400 resale listings and brokers waiving commission, a sign of how many owners will try to sell or let at handover. Yas Riva Residences hands over in Q4 2029, which lines up neatly with the high-speed rail.
Yas Golf Collection, Dubai Islands or Al Marjan?
These are my three focus areas. For a cautious client with AED 2 million, I name Yas Golf Collection. For an aggressive one, Dubai Islands.
| Yas Golf Collection | Dubai Islands | Al Marjan Island | |
|---|---|---|---|
| What AED 2M buys | Ready 1-bed, about 850 sq ft | About 740 sq ft, mostly off-plan | New branded stock near the Wynn, around AED 2,500 per sq ft |
| Main catalyst | High-speed rail by 2030, Disney later | Area maturing as handovers complete | Wynn resort, set for September 2027 |
| Rent today | Yes, from month one | Very early rental market | Partly |
| Risk | Lowest volatility | Most upside, most exposed to Dubai sentiment | Rides on one catalyst; supply wave in 2028 |
| Transfer fee | about 2% (Abu Dhabi) | 4% (Dubai) | confirm with RAK Land Department |
I steer a client to Yas Golf Collection when they want rent from month one and no construction risk. They also like that Abu Dhabi held its prices while Dubai cooled. It also suits anyone who lives in Abu Dhabi or plans to commute to Dubai once the high-speed line opens. Expect roughly 5% a year in growth plus rent over five years or more, not a double.
Dubai Islands is for growth. If it reaches the AED 5,000 per square foot I expect by 2030, that’s roughly an 85% gain on today’s median of about AED 2,710. The trade-off is thin rent until around 2028 and more exposure to Dubai’s mood swings.
Al Marjan is for the earliest catalyst and the most space for the money, with a clear exit plan around the Wynn opening. The full comparison is in my Al Marjan vs Dubai Islands outlook.
How to buy at Yas Golf Collection
The project has handed over, so you’re mostly buying resale. More than 200 units are on the market right now, which gives a buyer real choice on view and floor.
Foreigners can buy here outright, because Yas Island is a designated investment zone. A purchase of AED 2 million or more qualifies for the UAE’s 10-year Golden Visa.
Foreign buyers can use a mortgage on a ready unit at Yas Golf Collection. Distress units are different: sellers pricing below market want certainty, so those deals are cash only.
Budget for these costs on top of the price:
- Registration fee: about 2% of the price in Abu Dhabi, against 4% in Dubai
- Agency commission: 2% plus VAT
- Mortgage costs, if you borrow: registration at 0.1% of the loan, a bank arrangement fee of up to 1%, and a valuation of about AED 2,500 to 3,000
- Furniture and a DCT holiday-home licence, if you plan to let short-term
Confirm current fees with ADREC before you commit, since the government sets them and can change them.
Frequently asked questions
How much is an apartment in Yas Golf Collection?
As of October 2026, studios ask about AED 1.4 million to 1.6 million, one-beds about AED 1.95 million to 2.2 million, and two-beds roughly AED 2.9 million to 3.2 million. Three-beds run from about AED 5.75 million. These are resale asking prices, not completed sales, and the golf view carries a clear premium over units facing another building.
What rental yield can I expect at Yas Golf Collection?
Roughly 4.5% to 6.5% gross before service charges of about AED 13 per square foot. Studios show the highest yield on paper, one and two-beds a little less. Short-term letting can match or beat a long lease once you account for management fees, but it needs a DCT holiday-home licence. The Yas-wide gross yield was about 5.8% in March 2026.
Is Yas Island freehold for foreigners?
Yes. Yas Island is a designated investment zone, so foreign buyers can own apartments here outright, including at Yas Golf Collection.
Is Yas Golf Collection a good investment in 2026?
It is the lower-risk way to own on Yas: a finished Aldar building on the golf course that earns rent from day one. The easy capital gain has already happened, studios have roughly doubled since the 2022 launch, so from here expect steadier growth of about 4% to 6% a year rather than another double. It suits a buyer who wants income and low volatility over five years or more.
Will Disneyland Abu Dhabi raise Yas Island property prices?
Over the long term, very likely, but it is the least relevant catalyst to a 2030 exit. There is no confirmed opening date and the site sits in Yas North, away from the golf course. The nearer catalysts that actually move prices before 2030 are the Abu Dhabi to Dubai high-speed rail and the Sphere Abu Dhabi venue.
Can I get a Golden Visa by buying at Yas Golf Collection?
Yes. A property purchase of AED 2 million or more qualifies for the UAE’s 10-year Golden Visa. A one-bed or larger at Yas Golf Collection generally clears that threshold.
Can foreigners get a mortgage at Yas Golf Collection?
Yes, on a ready unit. Because the project has handed over, banks will finance a resale purchase here for eligible foreign buyers. Distress units priced below market are the exception: those sellers want certainty, so those deals are usually cash only.
Getting the right unit
With more than 200 units on the market, the difference between a good and an average Yas Golf Collection purchase is mostly the price you get in at. The best entries are distress units, where an owner needs to sell below market. Those deals are cash only.
Register on the distress deals page with your budget, and I’ll send units that pass my analysis, each with the full cost breakdown. Or message me on WhatsApp at +971 58 194 6440.
