Are there any restrictions on the number of nights I can rent out my property?

In Dubai, there are no specific restrictions on the number of nights you can rent out your property for short-term stays. However, you must comply with all local regulations to operate a short-term rental legally. This includes obtaining a Holiday Home Permit from the Dubai Department of Economy and Tourism (DET), which is required for all properties listed for short-term rental purposes.

Once your property is approved for short-term rentals, you can rent it out on platforms such as Airbnb, Booking.com, and others. However, you must adhere to the terms of your permit and regularly renew it, ensuring that your property meets safety and quality standards as outlined by the DET.

Additionally, you are responsible for collecting the Tourism Dirham Fee, which is levied on a per-night basis depending on the classification of the property (standard or deluxe). This fee must be paid to the DET every month.

While you can rent your property for as many nights as you wish, your success will depend on maintaining compliance with local regulations and ensuring that your property meets guest expectations to keep occupancy high year-round.
