Direct beachfront supply in Dubai is structurally limited — Palm Jumeirah is largely built out, Jumeirah Bay is small, Dubai Islands and Al Marjan (RAK) are the only large new beachfront masterplans. Beachfront apartments price 2-3x equivalent inland product per sqft, and trade with very low vacancy because there's almost no substitute supply.
What 'beachfront' actually means
Marketers stretch the term. We flag developments as 'beachfront' only when there's actual sand-access from the building, not just a sea view across a road. Beach-adjacent (within 500m walk) is its own tier — strong product but priced 30-40% lower than true direct-access.
