Orla
Palm Jumeirah · by Omniyat
Dorchester Collection's first residence anywhere: three Foster + Partners towers on a private beachfront plot at the tip of the Palm.

Orla: key facts
The design story
Orla sits at the apex of Palm Jumeirah's crescent, on a seven-acre beachfront plot that is about as private as the Palm gets. It is Omniyat's flagship, and the first home in the world to carry the Dorchester Collection name, the group behind The Dorchester in London and Hotel Plaza Athenee in Paris.
Foster + Partners designed it as three interconnected towers, low and wide rather than a single high-rise, so almost every home faces open sea. Layouts run from two to four-bedroom simplex and duplex residences up to full sky palaces and mansions that start around 17,000 square feet.
What you are really buying is Dorchester Collection service attached to a deed: the same concierge, housekeeping and dining the group runs in its European hotels, on a stretch of beachfront most of Dubai never reaches.
Foster + Partners
One of the world's most respected practices designed the three-tower scheme.
Beachfront apex
A private seven-acre plot at the very tip of the Palm crescent, facing open sea.
Dorchester service
Hotel-grade concierge, housekeeping and dining run by Dorchester Collection.
Sea on three sides
Low, wide towers mean almost every residence is oriented to the water.

Brand authenticity & global recognition
A world first
Dorchester Collection's first branded residence, so the brand is building its own standard here rather than following one.
Hotel-grade living
Service and amenities run to the code of a Dorchester hotel, not a managed apartment block.
Palm apex scarcity
The tip of the crescent is a tiny, finished piece of land. There is no more of it.

Getting around
Is Orla a good investment?
We rate branded and beachfront stock on scarcity, brand pull and the buyer pool, using Dubai Land Department data and comparable branded sales. Here is the honest read on Orla, risks included.
Finished-land beachfront
The apex of the Palm crescent is a fixed, seven-acre plot. Nothing new gets built here.
World-first brand
Dorchester Collection's first residence, which tends to carry a launch-brand premium.
Near-term handover
A Q4 2026 delivery is close for a project at this level, which narrows off-plan risk.
The case for investing
- One of the most private beachfront addresses in Dubai, at the tip of the Palm
- The world's first Dorchester Collection residence, developed by Omniyat
- Foster + Partners design, which holds architectural value over time
- Top-tier branded residences in Dubai command a 25 to 50% premium and hold it
- Golden Visa eligible several times over on price alone
- A relatively near-term handover for an ultra-prime branded project
The risks to consider
- A very high entry price narrows the buyer pool and can slow resale
- Trophy assets are held for prestige, so rental yield is modest
- Palm crescent traffic and access can be a factor at peak times
- Service charges at this tier are high, so budget for them
- Liquidity depends on a thin pool of ultra-high-net-worth buyers
Orla is a beachfront trophy first, an income asset second. It suits a buyer who wants a private stretch of the Palm and a brand-new hotel brand behind the door. If you need yield, the entry price works against you, but the location is genuinely hard to replace.

The developer: Omniyat
Omniyat is Dubai's specialist in the very top of the market. Founded in 2005 by Mahdi Amjad, it builds a small number of design-led, brand-partnered towers rather than mass communities, and it works with names like Zaha Hadid, Foster + Partners and the Dorchester and Mandarin Oriental groups.
Its track record includes The Opus by Zaha Hadid and the One Palm and AVA residences. Orla, with Dorchester Collection, sits at the top of that portfolio. Omniyat tends to hold and operate its addresses, which aligns it with how a building ages after handover.
