What is Gift/Grant Property Registration in Dubai?

Gift/grant property registration refers to the legal process of transferring property ownership as a gift from one person to another in Dubai. This process is often used between family members, especially for inheritance purposes or as a gesture of goodwill.

To register a property as a gift, the following steps are typically involved:

  1. Application Submission: The donor (person gifting the property) submits an application to the Dubai Land Department (DLD) to register the gift.

  2. Required Documents: Key documents include the title deed, Emirates ID of both parties, and proof of the family relationship if applicable.

  3. DLD Fees: A registration fee, usually 0.125% of the property’s value, applies to gift registrations between family members.

  4. Transfer of Ownership: Once approved, the DLD will issue a new title deed in the name of the recipient, officially transferring ownership.
