What is the maximum number of guests allowed in a short-term rental?
In Dubai, the maximum number of guests allowed in a short-term rental property depends on the size and configuration of the unit. The general guidelines set by the Dubai Department of Tourism and Commerce Marketing (DTCM) for holiday homes are as follows:
Studio Apartments: Maximum of 2 adults and 2 children under 14 years.
1-Bedroom Apartments: Maximum of 4 people, including 2 adults and 2 children.
Larger Villas: For larger properties like 5+ bedroom villas, the capacity can go up to 20 guests, depending on the size.
It’s important to ensure that the occupancy limit is strictly followed to avoid penalties, which can include fines or the revocation of your holiday home permit. Additionally, guests need to be registered through the DTCM's holiday home system within three hours of check-in, and the Tourism Dirham Fee must be collected per room, per night.
