What it is

Town Square is a newer master-planned community in the Al Qudra area, near Sheikh Mohammed Bin Zayed Road (E311). It spans over 750 acres of villas, townhouses, and apartments built around a central park, with schools, healthcare, retail, cafes, and cycling and jogging tracks. It is aimed squarely at families and young professionals who want a complete community rather than a single tower.

The investment case

  • Affordability. Prices sit well below Downtown, the Marina, or Palm Jumeirah. Apartments start around AED 600,000, and villas and townhouses run from about AED 1,200,000 to AED 3,500,000 depending on size and location, often with attractive payment plans.
  • Yields. Rental returns average roughly 6% to 8% a year, ahead of many more established parts of Dubai.
