Dubai Marina

  • Luxury waterfront living next to business hubs like Dubai Media City and Internet City. Yields run 6% to 8%, kept steady by constant rental demand from expats working nearby. Prices average around AED 1,350 per square foot.

Downtown Dubai

  • Home to the Burj Khalifa and The Dubai Mall, and still the premier luxury address. Yields of 5% to 7%, prices averaging AED 1,800 per square foot, with steady demand from both residents and tourists.

Palm Jumeirah

  • The iconic island: luxury villas, beachfront apartments, top hotels. Yields of 4% to 6%, but among the strongest capital appreciation in the city. Prices average AED 2,000 per square foot, so this is a premium play.

Jumeirah Village Circle (JVC)

  • Where the yield hunters go. Affordable and fast-developing, popular with young professionals and families, with some of the highest yields in Dubai at 7% to 9%. Prices average AED 850 per square foot, so returns on a modest budget.

Business Bay

  • A mixed-use district beside Downtown, blending residential, commercial, and business space. Yields of 5% to 7% and roughly AED 1,200 per square foot, with solid demand from people working locally.

Dubai Hills Estate

  • Emaar’s master-planned community of villas, townhouses, and apartments around a golf course. Yields of 5% to 6% and around AED 1,300 per square foot, best suited to long-term buyers as the community matures.

Jumeirah Lake Towers (JLT)

  • Established and affordable, right across from Dubai Marina and popular with professionals and small families. Yields of 6% to 8% and about AED 1,050 per square foot, a good balance of cost and return for both residential and commercial buyers.
