Not paying your service charges in Dubai gets serious fast. These are the mandatory fees that keep the common areas maintained, and skipping them can end with your property frozen from sale or, at the extreme, auctioned off. Service charges cover the upkeep, running, and repair of shared parts of a building or community, so the system is built to make sure everyone pays their share.

Here’s how the consequences escalate:

  • Notice and penalties. The management or Owners Association issues a formal notice under RERA rules. Miss the deadline, usually 30 days, and it moves to legal action.
  • You can’t rent or sell. With arrears on the account, you won’t get the approvals a transaction needs. The DLD withholds the Ejari rental registration and the NOC required to sell, so the property is effectively locked until you clear the balance.
  • Court and auction. Keep not paying and the Owners Association can take it to the execution judge, who has the power to sell your property at public auction to recover the debt.
  • The knock-on effect. Unpaid charges degrade the maintenance of the building and the wider community, which drags down values and leaves residents unhappy.
